You may want to check out a few things before you make your first step into buying your own plot:
<strong>Ask yourself if investing into a land is a good decision</strong>
Looking into returns from properties, it has been a well-known secret that buying a plot and constructing your home, can earn big returns than buying an apartment or a flat in town. So if you are lucky, you can find a plot in a busy and sought after residential area in town as its real value may go up ten to twenty folds over a period of five years. This is one of the primary reasons why people tell you to invest in a plot rather than an apartment property.
<strong>Be careful with your paper work before you plan to buy your plot or land</strong>
Buying a plot can be a challenging and tedious process. Try to hire a land or real estate agent to cross check all the documents and verify the claims made by the landlord. It is better to know if the land has been approved for sale by the municipal corporation for a residential property or if the property was involved in a recent legal dispute. Today, landlords have been known to abuse the ignorance of the buyer by not fully sharing all the information as depicted in the paper work. Therefore, it is highly recommended that you consult a real estate lawyer or hire an agent to check all your paper work before you make up your mind to purchase the plot.
Before you begin the process, there is a lot of paperwork that needs to be carefully checked. The first and foremost thing is to determine if the land falls outside the purview of an agriculture land as such a land cannot be bought without the authorization and permission from the district collector. Here are some listed documents to verify before you buy yourself a plot:
<strong>Document 7/12</strong>
This is the basic document information that is available to a buyer like name of the land lord, the area of the land, title deed. This document should also carry information in regards to the 6/12 document describing how the land changes owners.
<strong>Encumbrance Certificate</strong>
This certificate states that the land is not involved in any earlier legal battle of disputes. Generally, an encumbrance document dates back to at least 30 years so as to be fully sure that no legal disputes have occurred in the past.
<strong>Release certificate</strong>
In some circumstances, the land may have been pledged to obtain a bank loan and therefore, you might need to request for a release certificate from the bank to free you of any dues owed to the bank. In circumstances where in the land is held by more than one owner or landlord, ask the certificate from all the people involved in the deed.
<strong>Tax bills and receipts</strong>
Ask the municipal corporation for all tax receipts that have been paid until now to be sure that all records are well maintained and are up to date.
Before signing the deal, make sure you measure the land in the presence of a land surveying officer and make certain that the measurements are accurate. Additionally, also verify if the land has been reserved by the state government for any project that has not been publicly disclosed. If you are fully satisfied with the purchasing of the plot, all you may need to do is to pay the stamp duty and register the land. Ensure that the entire procedure is completed and that your name is mentioned in the municipal records.
