XMind Pro version 23.11.04336 - macOS Sonoma 14.2.1 - Can't Open attachments from Topic

In MacOS I can select a file and create an attachment to a topic / subtopic but when I try to open it in Xmind it opens the files folder with the file greyed out. I have tried word, pdf and txt files all with the same issue.

The files are stored on the Apple desktop which is stored also in iCloud. If I open the Xmind doc from and iPhone or and iPad I see the sub topic with the link to the same file (in the same place on iCloud) and cn preview the files.

I have tried creating the attachment sub topic on the iPhone and the iPad and can see it on the Mac but with the same issue.
